Bathroom renovation

A wet room done right first time — it is where cutting corners costs the most later.

The bathroom is the most demanding room in any renovation. Waterproofing, floor falls and pipe penetrations have to be right, because mistakes often surface only years later as moisture damage — and by then the repair costs many times more than a careful renovation would have.

We carry out bathroom, sauna and other wet-room renovations as main contractor: from strip-out and checking the condition of the structures to waterproofing, tiling, fixture installation and the final clean. You have one contact person throughout.

Good to know before you start

If you live in a housing company, you must notify the board or the property manager in writing before work begins. The housing company may set conditions for the renovation, such as using a supervisor and inspecting the waterproofing.

In buildings constructed before 1994, demolition must be preceded by a statutory asbestos survey. Asbestos can be found under old tiles, grout and levelling compounds.

Electrical and plumbing work is always done by professionals qualified for it. As main contractor we coordinate the stages so the renovation runs without gaps.

What the price depends on

The price of a bathroom renovation depends above all on the size of the room, the condition of the structures, the tiles and fixtures chosen, and whether water points or drains are moved. Housing-company requirements, such as supervision and inspections, also show in the total.

That is why we do not quote before a site visit. The assessment and the written quote are free.

How we proceed

    Site visit

    We look at the room, listen to your wishes and assess what the structures need.

    Quote and notifications

    You receive a written quote. In housing companies the alteration notice is filed before work starts.

    Strip-out and structures

    Once stripped, the structures are checked, and the floor falls and levelling are done.

    Waterproofing and tiling

    The waterproofing is applied and documented, then the room is tiled and grouted.

    Fixtures and handover

    Fixtures and fittings are installed, the room is cleaned and the work is handed over with documentation.

Common questions

Do I need to notify my housing company about a bathroom renovation?

Yes. Under the Finnish Limited Liability Housing Companies Act, a shareholder must notify the company in writing of alteration work that may affect the company's or another shareholder's spaces — a wet-room renovation is such work. The notice goes to the board or the property manager before work begins.

Does a bathroom renovation qualify for the household tax credit?

The labour portion of a renovation carried out in your own home or holiday home can qualify for the household tax credit (kotitalousvähennys). We are entered in the prepayment register, which is a condition for the credit. Check the current amounts and conditions with the Finnish Tax Administration.

Do you also renovate saunas?

Yes. A sauna is a wet room, and it can be renovated together with the bathroom as one project.

How long will the bathroom be out of use?

That depends on the size of the room, the structures and the drying times of the materials. We give you an estimated schedule after the site visit, so you can arrange somewhere to wash in the meantime.
