Façade work

The façade protects the whole building — maintaining it is an investment in the property's value.

A condition survey before the repair

A larger façade repair is usually preceded by a condition survey that establishes the cause and extent of the damage. With it, the repair can be scoped correctly — neither too light nor unnecessarily heavy.

In a housing company, a façade project is decided at the general meeting, and work that changes the building's appearance may need a permit from building control. It is worth establishing the permit requirement at the start.

Season and schedule

Much façade work, such as painting and mortar repairs, needs suitable weather, so it is usually scheduled for the frost-free season. It pays to start the project well before the season begins.

When should a façade be repaired?

When the surface shows cracks, flaking, crumbling or moisture marks. The earlier the damage is repaired, the smaller the job.

Does a façade repair need a permit?

Work that changes the building's appearance, such as a change of colour or material, may need a permit from the municipal building control authority. Maintenance that keeps the façade as it is usually does not. Check the requirement with building control before work begins.
